It is more of a “carport apartment” making it a one-of-a-kind design with living spaces positioned above a 678 square foot, covered parking area. The mechanical area (110 square feet) provides easy installation of the heating and cooling ducts in the floor and roof truss system. Follow private interior stairs to the upper level where the modest apartment offers a combined living and eating area, two bedrooms and a full bath. The exterior is fashioned with stacked stone, commercial style windows and cable railing systems. The 1/12 pitched roof is capped with metal to provide snow removal. The balcony can be fitted with radiant heating for snow removal as well. Designed with energy efficient features, this modern-day carriage house plan calls for a tankless water heater and a high efficiency air conditioning unit.
